Exterior Property Check
Starting at $65 per visit
A visual exterior walk-around of the home and immediate property with a photo update. Ideal for shorter trips, storm follow-up, seasonal properties, or homeowners who want a local set of eyes on the exterior without an interior visit.
Full Home Watch Visit
Starting at $95 per visit
A documented interior and exterior Home Watch visit including general property condition, visible water or leak concerns, furnace and thermostat observation, exterior conditions, and photo/report documentation.
Monthly Home Watch Plan
Starting at $295/month
Includes up to three scheduled local Home Watch visits per month, documented updates, basic coordination of routine home services, and priority scheduling. Larger projects or extensive coordination are quoted separately.
Home Concierge / Project Coordination
Custom pricing based on time and scope
For contractor meetings, estimates, repairs, maintenance projects, vendor access, scheduling, clean-outs, pre-listing preparation, and other property projects. The scope and coordination fee are agreed upon before work begins.
Emergency / Priority Coordination
Starting at $125/hour
For urgent access, storm follow-up, vendor meetings, or time-sensitive coordination when available.
Lakeshore / Extended Area Service
Custom pricing
Service may be available in Holland, Grand Haven, Spring Lake, Muskegon, Saugatuck, Douglas, South Haven, and other West Michigan communities. Location and travel time are incorporated into the approved quote before service begins.
What “starting at” means: Starting prices are based on properties within our core service area and a typical visit scope. Final pricing may vary based on property size, location, visit frequency, urgency, and the amount of time required. Each visit includes more than time at the property. Scheduling, local travel, the property walkthrough, documentation, reporting, and appropriate follow-up are part of the service. Your price is confirmed before service begins.
Transparent vendor coordination
No Vendor Markups. No Percentage Added to Contractor Bills.
When Pohlonski Home Concierge coordinates a contractor or service provider, the vendor sets the price for their work. We do not add a percentage, commission, or surcharge to the vendor's invoice.
If a contractor charges $2,000, their charge remains $2,000.
Any fee from Pohlonski Home Concierge is for our time coordinating, scheduling, providing access, meeting vendors, documenting work, or following up on the project, and that fee is communicated separately.

Core service area includes Grand Rapids, East Grand Rapids, Ada, Cascade, Forest Hills, Rockford, Jenison, and surrounding communities. Extended Home Watch and Home Concierge service may be available in Holland, Grand Haven, Spring Lake, Muskegon, Saugatuck, Douglas, South Haven, and other West Michigan and Lake Michigan shoreline communities. Extended service may be available depending on property location, schedule, and scope. Any location-related cost is included in the approved quote before service begins. The quote you receive is the price you pay.

Do you mark up contractor or vendor invoices?

No. This is not full property management or rental management. It is homeowner support, Home Watch, vacant home checks, property oversight, vendor coordination, and maintenance coordination.
Do I approve costs before work is scheduled?
Yes. Vendor costs are approved by the homeowner before work is scheduled unless otherwise agreed in writing.
How often should my home be checked?
Frequency depends on the property, season, insurance requirements, travel schedule, and the level of oversight you want. Many homeowners choose weekly, biweekly, or monthly Home Watch visits, and we can discuss a recurring plan that fits your home.
